What If I told you that your credit score can make or break your home purchase plan? Most NEPA homebuyers don’t think about credit scores until they are in front of a lender.

    What is credit score?

Your credit score is a number from 300 to 850 that tells the banks what risks there is when lending money to you.

    Loans and credit score ranges

The most used type of loans is FHA, Conventional, VA, and USDA. For an FHA loan the minimum is 580, and for conventional the minimum is 620, but the sweet spot is 740 or higher, with this score you can unlock the lowest interest rates for mortgages and personal loans, usually saving thousands of dollars on interest

Why it matters when buying a home?

Your credit score might make or break your deal when buying or even selling a home. Having a good credit score will save you some headaches on your way of getting your dream home. With good credit score you might find lower interest rates, and lower monthly payments. On a 300k home having bad credit will make you pay another 100k or more just for having a low credit score.

Things that affect your credit score

    • Not paying your debts on time, if you don’t pay your bills or any loans on time you become more unpredictable for banks and therefore, they won’t like lending money, unless you pay a big interest rate. To fix this, I recommend setting up auto payments, so you don’t ever forget to pay any debts and therefore hurt your credit score.
    • Negative information on your credit report can stay there for up to 10 years. If you had chapter 13 bankruptcy it stays there from 7 up to 10 years for it to be forgiven, that is a lot of time, and it doesn’t mean it will all be forgiven also you might have to pay some debts if you want to fix your credit.

Another tip is that there is several plans and services designed to help you build credit, or help you fix your credit score, these are done by institutions for helping people so they can actually fix their credit score.

What can you do right now to start fixing your credit score?

    • Fact check your credit report, if you think there has been any error on your credit report dispute your findings, you can get it fixed it. You will be surprised if you see how many victims of identity theft are out there, if you don’t already know.
    • Set up automatic payments. By setting up automatic payments you are helping yourself so when the time to pay comes it pays automatically and you don’t have to do it manually.
    • Pay you outstanding balance. To keep your credit score in a good place it is recommended to only use up to 30% of your total balance. Other people say you must use up to 10% to increase your score.

For all this to work you must stay consistent so you can see real results and enjoy the benefits of having a good credit score and don’t pay a lot more money when getting a mortgage or any other loan.

    Think About Your Budget:

Before you even start looking for a home we must think about our budget and how much money we are willing to invest in our home, therefore we must set a budget that fits our wants and needs. That information will help us to have an idea of what type of home we are looking for and not waste time visiting the wrong houses and just visiting the houses of the best quality that fits your budget.

    Get pre-approve:

To begin to start looking for house you must get pre-approve this is done because there are a lot of buyers out there and real estate agents have limited time that should be used wisely on the most qualified buyers, so those qualified buyers get their dream home and don’t get stuck in such stressful process.

    Get a real estate agent:

Get your real estate agent, and tell them your financial information, and they will guide you through out the whole process of finding the home of your dreams, here in this website you could start by clicking the contact button up in the header of this blog this will open up a form in which you can type your contact information, so I can reach back to you as soon as I possibly can. Start Looking for Homes:

This is the fun part and not because is the fun part does not mean it is not important, actually is one of the most important parts of the process, here is where you start to see how your real home will look like not just from pictures that can hide some important details about the conditions  of the home, your preferences, and your concern about where this property is located.

    Make an Offer:

Alright now that we have found your dream home in Northeastern Pennsylvania What is the next step? Well, the next step is to make a competitive offer. To make an offer you must contact your real estate agent about what should be included in such offer to allow us to have a better chance of getting to your dream home in NEPA. Once you’re comfortable with the negotiation plan, your real estate agent will show you all the necessary documents and after the signing is done the documents are ready to be submitted.

    Get the Home Inspected

At this time, we are almost done. Now that your offer is approved, you are officially under contract for you home in Northeastern Pennsylvania, the next step[ is having your home inspected, sometimes your real estate agent will recommend you a home inspector they trust that will carry out your home inspection in a thoroughly manner in order for the professional to find any defect that could be found in the house foundation, any mold concerns and or water related issues which are usual to in PA. After the report is finished, you will obtain a report with multiple recommendations so we can take actions, that is, discussing the negotiations better informed about the current home conditions.

    Closing Day:

Closing Day! At this moment everything should be in place and correct, and in cases even including the repairs and concessions that you and the seller have agreed upon at the time of negotiation. Then, you will meet at your real estate agent’s broker’s office to confirm everyone is participating at their own will, then write down your signature, receive all the keys and/or codes to your new home, and you are ready to move-in to your new home in just 1-3 days.

    Bonus:

    First-time Homebuyers Program:

Are you a first-time homebuyer? If so you will absolutely like this. For first time homebuyers there is loan program called FHA this is especially for first time homebuyers, reducing the down payments and closing costs by a reasonable amount allowing you to have more flexibility at the time of buying your home. Many people think they must have a 20% down payment at the time of buying a home which is a myth and it is not completely true, also there is a program called FHA that allows First-time Homebuyers to have a down payment for as little as 3.5% plus closing cost. Closing costs could vary from 2-5% of the purchase price of the home. With all of this said you should expect to pay around 5.5% to 8.5% of the purchase price of your dream home in Pennsylvania, a much lower percentage than that 20% down payment myth.

  • Homebuyers Mistakes to Avoid (NEPA)

First-Time HomeBuyer Mistakes to Avoid in NEPA

Mistakes to avoid when purchasing a home in NEPA

Even smart buyers can make mistakes when purchasing their first home. Here are a few of the most common ones I see.

Starting the Home Search Before Getting Pre-Approved

Looking at houses online is exciting, but without a pre-approval you don’t actually know your budget.

    Getting pre-approved first helps you:

    • Know exactly what you can afford
    • Make stronger offers
    • Move quickly when you find the right home

In competitive markets, sellers often won’t even consider offers from buyers who aren’t pre-approved.

    Forgetting About Closing Costs

Many first-time buyers focus only on the down payment and forget about closing costs.

In Pennsylvania, these can range from 2% to 5% of the purchase price, which includes things like:

    • Title searches
    • Legal fees
    • Loan processing
    • Taxes

Planning for these costs early can prevent surprises at closing.

    Skipping the Home Inspection

A home inspection typically costs $300–$500, but it can save you thousands.

An inspection can uncover issues like:

    • Structural problems
    • Roofing damage
    • Electrical or plumbing concerns

If problems are discovered, you may be able to negotiate repairs or credits from the seller.

How Long Does the Home Buying Process Take?

One of the most common questions first-time buyers ask is how long the process actually takes.

While every situation is different, here is a typical timeline:

    Pre-Approval: 1–3 days
    Home Search: 2–8 weeks
    Offer & Negotiation: 1–3 days
    Inspection & Appraisal: 1–2 weeks
    Closing Process: 30–45 days

From start to finish, many buyers purchase a home in about 2 to 3 months.

Is Now a Good Time to Buy a Home in NEPA?

Many people try to “time the market,” but the truth is that the best time to buy a home is when your finances and lifestyle are ready.

    Owning a home can provide:

    • Long-term financial stability
    • The ability to build equity instead of paying rent
    • More control over your living space

For many first-time buyers in Northeastern Pennsylvania, the combination of relatively affordable home prices and buyer assistance programs makes homeownership more achievable than they realize.

    Final Thoughts

Buying your first home might feel complicated at first, but once you understand the steps, the process becomes much easier to navigate.

    Remember the key points:

    • Lenders look closely at your credit score, debt-to-income ratio, and income
    • Most buyers only need 3–5% down
    • There are first-time buyer programs in Pennsylvania that can help with upfront costs
    • Getting pre-approved is the first real step toward buying

When I moved here 7 years ago, I didn’t know any of this either. Now I help buyers understand the process so they can move forward with confidence.

And if you’re just starting to explore the idea of buying a home, that’s perfectly okay—every homeowner started exactly where you are now.
